How do I qualify for leasing at Park Place Tempe?
Adding a guarantor to your lease is the easiest/most common way to qualify. A guarantor is someone who agrees to back up any rental payments if the resident cannot pay for any reason. This person MUST provide their social security number so that a credit check can be run and passed. A guarantor will be required to fill out the Guarantor Application. Once approved, they will have to submit a NOTARIZED Guarantor Form. If you prefer to come into our office to fill out the guarantor application as opposed to getting it notarized, you are able to do that instead. The guarantor will also be required to submit a photo ID for the resident’s file. Until ALL guarantor documents are submitted, the lease front page will include a security deposit. Once a guarantor is approved, a new front page will be created with a $0 security deposit.
If you instead prefer to go the security deposit route, you are able to do so. The security deposit amount will depend on the floor plan you select. The deposit will be the base rent + any monthly recurring fees (parking, pet fee, etc.) X 1.5. This amount will have to be paid in the form of a check or money order by August 1, 2020 (cannot be combined with any other payments).
To self-qualify or self-guarantor, a person who signs a lease must provide their 3 most recent pay stubs showing they make 3 times the monthly installment each month. Until pay stubs are submitted, the lease front page will include a security deposit. Once approved to self-qualify, a new front page will be created with a $0 security deposit.
